The home inspection is where the real picture comes into focus. Buying a home is one of the biggest investments you’ll ever make, and your inspection is one of the most important steps in the entire process. Handle it well, and you protect yourself from costly surprises down the road.
Handle it poorly, and you can either overpay for repairs that don’t matter or, worse, blow up a deal you actually wanted. Here’s how we coach our clients through it.
Never skip your inspection. Even if the home looks perfect. Even if you wrote a pass-fail inspection contingency into your offer just to win the bid in a competitive market. A pass-fail means you can’t negotiate the results; you can only walk away if you’re unhappy with what you find. You do the inspection anyway.
It gives you the objective information you need to confirm you made the right decision. With the seller’s permission, this is your window to spend three to four hours looking closely at everything you couldn’t examine during a quick showing.
Understand what the inspection actually covers. A good inspector evaluates the home’s true condition and flags potential costly repairs. They examine the major systems and structures, the roof, plumbing, electrical, heating, and cooling. But it’s important to know this is a visual inspection only. The inspector can’t disassemble things to see the components inside, can’t walk on the roof, and can’t even see the roof if it’s covered in snow.
What they can do is run all the plumbing, check for leaks, look for signs of mold or rodents, and test the appliances and systems. If you can, be there. Walk through it with your inspector, ask questions about maintaining the home, and see any concerns firsthand. Even seasoned homeowners come away understanding their house better.
Focus your negotiation on the big issues. After the inspection, you’ll get a detailed report with notes, photos, and recommendations. Every home has typical deferred maintenance, but some items are different, things critical to your health, like mold or radon, or structural problems like a weeping crack in a basement wall. Those are your priorities.
Structural problems, water damage, safety concerns, and roof issues are where you can confidently ask for a repair or a credit. Be realistic about the rest. Cosmetic flaws and normal wear and tear aren’t what you negotiate; you already saw those during your showing. Concentrate where it matters: safety, functionality, and long-term value.
Document the request clearly. This is where your agent earns their keep. Create a simple repair list or addendum that outlines each issue and why it matters, with references from the inspection report to back it up. Ask that safety and structural work be done by licensed contractors, and request receipts a few days before closing so you can verify the repairs were actually completed.
Negotiate strategically, but fairly. Effective negotiation isn’t about being a bulldog or about one side winning while the other loses. It’s about finding a solution that works for you and keeps the deal moving forward. The market is competitive, and you don’t want to hand the seller a reason to start shopping your credit request to the second-place buyer.
Sometimes asking for repairs makes sense. Other times, a credit at closing is the smarter play, because it lets you handle the fixes your way, with contractors you choose. Focus on what fits your situation.
Watch the deadlines. Your inspection contingency period is critical. Wait too long to respond, and you can limit your negotiating power, or in some cases put your earnest money deposit at risk. If this is your first home, the whole thing can feel overwhelming, but that’s what your agent is for. Ask questions, review the findings carefully, and make decisions based on facts, not exaggerated cost estimates or emotion. Being informed is your best tool.
The goal of an inspection isn’t just to find flaws. It’s to give you confidence in your purchase and clarity about any work you may need to plan for. Take your time, focus on the items that matter, and negotiate smart. That’s how you protect your investment and walk into your new home with a plan and peace of mind.
